New Hampshire Housing’s Loan Portfolio Reaches $1 Billion Mark

Bedford, NH – November 13, 2008 – (RealEstateRama) – New Hampshire Housing’s active single family mortgage loan portfolio exceeded the $1 billion mark on October 7. This is the first time in more than 30 years of service the Single Family Mortgage Program’s active portfolio has reached this milestone.

During this time of economic uncertainty, the expansion of the active loan portfolio speaks to the stability of the Authority’s safe, fixed-rate mortgage products. In fact, New Hampshire Housing has always strived to maximize the purchasing power of low- and moderate-income buyers through its home ownership programs without creating undue financial risk for its clients. Since 1976, the Authority has assisted more than 37,000 individuals and families secure mortgages, providing over $3 billion in loans during the past 32 years to eligible borrowers.

The Single Family Mortgage Program provides first mortgage financing at below market rates, 30- or 40-year fixed rates, options with one point or with no points, low down payment requirements, down payment and closing cost assistance, and other flexible underwriting criteria. To qualify for the program, borrowers must meet certain income limits and purchase price limits. Loans are originated by participating banks, mortgage companies and credit unions throughout the state. Federal Housing Administration, Veterans Administration, Rural Development and private mortgage insurance loans qualify. Many two to four family homes are eligible under the program, as are manufactured homes (if on their own land or in an approved manufactured housing cooperative). In most areas of the state, participants must be low- and moderate-income New Hampshire home buyers who have not owned a home in the past three years or are currently a home owner purchasing in a targeted area.

New Hampshire Housing Finance Authority is a nonprofit, public benefit corporation established by the state legislature. The Authority operates a number of programs designed to assist low- and moderate-income persons to obtain housing.
